It has an ever so gentle slope; nearly level but has beautiful characteristics.  This lot is located on a town maintained road and has electric and a well already on the property.  There was at one time a nice cottage here, unfortunately a fire destroyed it so there is a bit of a cleanup p...roject to prep it for another small cottage or for a country home.  With that being said, this property is actually a perfect lot for anyone who loves nature and being in the country. Gilbert Lake State Park is a short drive away for either fishing or camping.  Oneonta is 15 minutes away and Cooperstown is about a half hour or so.  With all those places to go to without having to drive far makes a nice spot for a summer get-away or even that country home you've been contemplating.
