How much is my property worth? Estimated value, range, and a five-year trend for any address. Shown with a sample Xome Value estimate and price chart.

If you are curious about a home’s value, Xome® has you covered.

Gone are the days of waiting for an appraisal or extensive manual research to see how much a property is potentially worth. That data is now more accessible than ever through property valuation tools like Xome’s ValueYourHome®, which allows homeowners and real estate professionals to access the estimated value of their property.

What is ValueYourHome?

ValueYourHome provides an estimated value of your home with historical valuation trends. Unlike many automated estimates that only give a single number, the ValueYourHome report also provides an estimated valuation range with high and low range values. These help to understand the confidence level and factors influencing the estimate rather than just giving a static price point.

How does ValueYourHome estimate my home's value?

ValueYourHome tells you how much your home is potentially worth by supplying the Xome Value® for the selected property. The Xome Value is powered by our in-house automated valuation model (which we call the Xome Valuation Model or XVM), a machine learning model built from decades of expertise in evolutionary programming, computer science, and artificial intelligence.

How does XVM calculate the Xome Value?

The Xome Value is calculated by using current local market data, licensed data sources, and proprietary Xome real estate transaction data.

Factors that go into the calculation of the Xome Value include:

  • Recent property sales and related information

  • Currently listed property and related information

  • Comparable properties and related information

  • Price trends, such as home price indexes

  • Property features and characteristics

XVM then identifies the relationship between the different data elements and uses a set of mathematical and statistical methods to generate the Xome Value. It also generates high and low range values to reflect the property’s estimated market value range based on potential fluctuations due to market conditions, data quality, or other influences. You will see these values below the Xome Value. The data used to estimate the Xome Value is updated frequently to reflect changes in the housing market.

How do I use ValueYourHome to find my home's value?

Navigate to the ValueYourHome page and enter an address to generate the Xome Value for it. The Xome Value tab will populate with the estimated value and its ranges, with a 1-year and 5-year historical chart, home equity calculator, and an option to view more details on the property details page.

If there is a need to dive deeper into property data beyond the Xome Value itself, the Xome Home Report provides comprehensive property insights on everything from transaction and tax history to rental valuation estimates and market trends. The report is available for a one-time fee and can be easily accessed through the side bar or property details page. To access the report, you must be signed in to your Xome.com account.

Can I use the Xome Value instead of an appraisal?

The Xome Value does not replace a traditional appraisal that may be required by a lender to get a mortgage loan. It is intended to be a supplemental tool for property research and should not be used as the sole basis for commercial or financial decisions.

Even though the Xome Value strives to be as accurate as possible by using current and historical data, estimates are not guaranteed. The value is not provided by a licensed appraiser and may vary due to property characteristics or rapid market changes.

How do I calculate my home equity with the Xome Value?

Another key feature of ValueYourHome is the Home Equity Calculator tool that calculates how much equity you may have in your home based on the estimated Xome Value, the current balance left on your mortgage, and the max loan-to-value ratio.

The max loan-to-value ratio represents the highest percentage of the property’s value that a lender is willing to finance. This can be found by contacting your lender for the specific loan-to-value ratio for your property.

When using the tool, keep in mind that Xome Value is an automated estimate and not a licensed appraisal. We recommend consulting your lender and obtaining a formal appraisal before making any financial decisions involving your home equity.

How should I use the Xome Value when selling or buying a home?

Real estate property research and decision making go beyond the Xome Value and ValueYourHome tool. The estimated values should not be used to set listing prices, but they can be useful for setting expectations with a range of values to work with.

Even though the Xome Value does not replace traditional appraisals, it is still a valuable tool for making property decisions alongside them. Buyers, sellers, real estate professionals, and investors can obtain a more complete valuation than by just depending on one or the other.
