Looking for peace and quiet? This is the perfect retreat. Encompassing 98 acres, approximately 50 acres of the property are wooded. Enjoy the meadows, hike through the woods to the tallest hill on the property, swim or fish in the pond in summer, ice skate on the pond and ski at Elk Mountain (35 minutes away) in winter. A dirt/gravel township road leads to the only house on Ainey Road, a circa 1900 farmhouse overlooking an almost 1-acre spring-fed pond replete with waterlilies, tall grasses and plentiful fish. Stand on the original East-facing front covered porch to enjoy the views up and down the valley of fields, Hop Bottom Creek, and wetlands ~ approximately 50 acres. Such high ceilings are very unusual for a farmhouse from the circa 1900 era. The kitchen with pine cabinets connects to the dining room and has a double sink, stove top and free-standing oven. Enter a mud room from the kitchen to reach a full downstairs bathroom and the back door. A screen enclosed porch covers the entire west side of the house and the back door. The porch, a perfect place for cool dining in the summer, has a view of a 4,000 sq. ft. bank barn (one of the largest in Susquehanna County) and of a second smaller spring-fed pond beyond. If necessary, vehicles may be parked under cover on the ground floor of the bank barn by entering through the blue door. A second full bathroom is also found the second floor, as well as four bedrooms with large windows. Spruce hardwood floors are found in all the bedrooms, as well as the entrance and upstairs halls. The dining room has wall-to-wall carpeting. Linoleum was used in the kitchen, bathrooms and mudroom. Extensive work was done in the basement over the winter of 2018-2019. All the supporting posts were replaced and set on concrete platforms. Large treated wood beams were placed on either side of all the original beams. A stone-filled, French drain was dug around the perimeter of the stone floored basement. A dehumidifier was installed which sends the water collected to the Southeast corner, the lowest point of the French drain trench. Oil heating has 2 zones; there is baseboard heating in all the rooms. I-167, a State-paved road, borders the property on the east. Ainey Road, a Township Road, runs through the north-south length of the property. The land is enrolled in the Clean & Green program. Only the surface rights to the land and structures are being offered for sale. Oil, Mineral & Gas Rights will NOT be conveyed. No right to drill on site or easements for above-ground pipes has been given. Montrose, the Susquehanna County seat, is 5 1/2 miles to the northwest. A New England like village, Montrose is a delightful small town with shopping and restaurants. Three hours (151 miles) to the Lincoln Tunnel New York City; and three hours (154 miles) to City Hall in Philadelphia.
